Woodinville Celebrates the opening of Eastrail Flats

In July 2025, the City of Woodinville celebrated the opening of Eastrail Flats, which brings 207 new homes to East King County, including 26 affordable homes.
These are the first affordable housing units in Woodinville in over 20 years. Moreover, this is the first development in Woodinville to implement the City’s inclusionary housing requirement and utilize the City’s Multifamily Tax Exemption program.
Especially notable is that these homes are set aside for people earning 50% of the Area Median Income—meaning rents will range from roughly $1300 for smaller units to about $2000 a month for a 3-bedroom apartment, which is affordable to households earning between $50,000 to about $80,000. In short, these homes are reaching people who need them most: families, individuals, and essential workers who are being priced out of our communities.
And importantly, these 26 homes will remain affordable for as long as the building exists, preserving affordability for future generations.

It’s also worth celebrating that half of the affordable homes in this project are family-sized, meaning at least 2-bedroom units. As our region continues to grow, the need for larger, affordable units has become urgent in East King County.
As a partner in the City’s efforts, ARCH is proud to play a role in implementing local affordable housing efforts. Our staff work closely with the City to develop the up front agreements that memorialize affordability terms, and we work with property staff to ensure clear understanding of affordability requirements and ensure rents remain affordable to eligible households.
Across East King County, we are working together to meet the ambitious goal of creating 80,000 affordable homes by 2044. This project is a meaningful step toward that vision—and a clear example of what’s possible when cities, developers, and the community come together.
