Before you put your home on the market

  1. Send a Notice of Intent to Sell via email to ARCH – homeownership@bellevuewa.gov

  2. Receive an official pricing letter from ARCH (please read the letter thoroughly for program guidelines). ARCH charges a seller’s administrative fee of 1% of your resale price at closing

  3. Marketing can start after receiving the official pricing letter

  4. Notify ARCH if you have a realtor


Marketing an ARCH home

  • Notify ARCH when marketing will begin

  • Send MLS# and listing website to ARCH once listing is active

  • ARCH will notify people on the ARCH mailing list and will post on the ARCH website

  • ATTENTION LISTING AGENTS and SELLERS:

Please make sure your listing clearly communicates ARCH covenant restrictions. In the listing, please include language similar to the following: “ARCH covenant restrictions apply. If interested in this home, please review Summary Provisions of the ARCH Covenant and Am I eligible documents attached.”

  • In the PSA addendum, please include language similar to the following: “This PSA is subject to the review and approval of A Regional Coalition for Housing (ARCH). If ARCH does not approve this sale, then the buyer will have no right to purchase the property, the seller will have no obligation to sell the property to the buyer, and the PSA will terminate. The buyer will be entitled to a return of its earnest money as its sole and exclusive remedy.” “ARCH to be paid an administrative fee equal to 1% of the purchase price out of sellers proceeds.”

  • Buyer Cannot Waive inspection: All purchase offers must include an inspection contingency, and a licensed inspector must complete a home inspection. A copy of the inspection report must be provided to ARCH staff prior to closing. ARCH will review the inspection response form (35R) to confirm that any deferred maintenance is addressed before the close of escrow as , as required in the covenant. Plumbing, electrical, and heating systems are in working order; Any violations of applicable building, plumbing, electric, fire, or housing codes are corrected; All appliances originally furnished as part of the Property (or replacements) are in working order; Walls, ceilings and floors are clear and free of holes or other defects (except for holes typical for picture hangers); Doors, windows, screens and similar appurtenances are not cracked, broken or torn; Carpets, drapes and similar features originally furnished as part of the Property (or replacements) are clean and free of holes, tears or defects; and Landscaping has generally been maintained (when not maintained by the homeowners' association).

  • Buyer cannot include any financial incentives as part of their offer, and that listing may not request or encourage the addition of financial incentives, such as bids on personal property sold with the home, or payment of seller’s agent fees, excise tax, owner’s title insurance, escrow fees or other miscellaneous closing costs, such as unpaid balances on utilities, taxes or homeowner’s association dues.

  • Please note that any potential buyer cannot be on title to another home at the time of purchasing an ARCH home. Potential buyers must provide ARCH with an active purchase and sale agreement and close on the sale of their home prior to purchasing their ARCH home. ARCH Buyers cannot pay in all cash and must obtain financing to purchase. Do not accept all cash offers.

  • Please make sure the buyer's lenders are aware of the resale restriction covenant and can lend on ARCH homes.


What to do after you have a mutually accepted contract

  1. As soon as you have mutual acceptance, send a copy of the PSA to ARCH for review.

  2. ARCH will send a link to the buyer to complete the application and upload their documents for eligibility review. $100 application fee.

  3. When available, the buyer will submit the following to the ARCH office:

    • Inspection report

    • Loan application (1003) and closing disclosure

    • Appraisal

    • Final Settlement Statement

    • Homebuyer education certificate

  4. ARCH will provide an approval letter for the transaction once the buyer is approved. Please keep in mind that buyer verifications can take between 3-5 business days to complete.

  5. Send escrow closer’s contact information to ARCH.

  6. ARCH will send the ARCH covenant to escrow for buyer(s) to sign and record (Please be sure to notify our office of your closing date).
